Once you’ve decided it’s time to purchase a home, the next step is choosing which home is best for you and your family. While this might seem like an easy task, there’s more to consider than you might imagine. With all of the homes on the market, it can be hard to determine which home has all of the elements you desire for a price you can afford. It helps to sit down and decide what you want out of a home, what you’re willing to pay, and how you plan on searching before you actually begin. By taking a few preliminary steps, you can make the entire home finding process much easier.

The first thing that will make your home shopping experience smoother is to have pre-approval for a mortgage loan. Don’t forget — this is different than pre-qualification which is simply an estimate of how much you’re eligible for based on your income and monthly expenses. In contrast, pre-approval estimates the amount of your loan taking your employment and credit history into account. This allows you to have a concrete figure to base your shopping around.

Once you’re ready to begin your house hunt, first you must determine the elements you’re looking for in a home. Having a list of these elements allows you to keep them in mind and makes narrowing the homes down easier. It’s also helpful to separate needs from desires on your home buying checklist. A good example of a need is space as determined by square footage or number of bedrooms, while whirlpool tubs and granite countertops are simply desires. Also make sure to list out features you’d want to avoid in a potential home. This will also help you narrow it down to your perfect home.

Finally, follow the same evaluation process with each home you see. This will ensure that you can compare them properly. Feel free to ask a real estate agent for suggestions on what approach would be best for you. As a general rule of thumb, only consider up to three homes at a time to prevent yourself from becoming overwhelmed. By treating home buying as a methodical search with key components, you’re sure to find the home for you smoothly and quickly.
